Asbestos Inspection/Removal for Demolition & Renovation
The Environmental Protection Agency's (EPA) National Emission Standard for Hazardous Air Pollutants (NESHAP) Regulations require all public and commercial buildings, including apartment buildings larger than four units, to be inspected for asbestos prior to any demolition or renovation. NESHAP also requires an EPA 10 Working Day Notice prior to any demolition, and prior to any renovation disturbing more than 160 square feet, 260 lineal feet, or 35 cubic feet of friable asbestos material, or a combination exceeding100%.
The outside of buildings, including roofs and siding, must be inspected prior to roof removal or other demolition or renovation activities.
If asbestos in a material is detected and the material is over 160 square feet, 260 lineal feet, 35 cubic feet, or a combination exceeding 100% and friable, it must be removed prior to demolition. If under 160 square feet, 260 lineal feet, 35 cubic feet, or a combination less than 100% or non-friable material, the building may be demolished without removing the asbestos; however, the entire building must be disposed of as asbestos waste material, and an OSHA Competent Person must be on-site during demolition.
Whether asbestos is present or not, and EPA 10-working day notice is required for any demolition. This notice must be postmarked at least 15 calendar days before work starts on the project.
On July 14, 1995, Governor Edgar signed into law Public Act 89-143, The Commercial and Public Building Asbestos Abatement Act. This act requires asbestos inspections to be done by IDPH-licensed Asbestos Inspectors and removal of friable asbestos material over the minimum amount must be performed by an IDPH-licensed Asbestos Contractor using IDPH-licensed Asbestos Supervisors and Workers.

If asbestos removal is necessary, we are an IDPH-licensed Asbestos Contractor with IDPH-licensed Asbestos Workers, Supervisors, and other licensed Asbestos Professionals to complete the project for you.
Violating NESHAP regulations is a felony. Avoid severe fines and penalties for each day of non-compliance.
Asbestos Inspection and Labeling
OSHA requires building owners to notify employees, tenants, and all contractors of the presence, location, and quantity of asbestos containing materials (ACM) and presumed asbestos containing materials (PACM). ACM is defined as a building material with greater than 1% asbestos content. PACM is defined as thermal system insulation, flooring and surfacing materials installed prior to 1981 which have not been sampled by Environmental Protection Agency (EPA) standards to determine asbestos content.
The only way to identify ACM/PACM is to have a complete building survey. Once the suspect asbestos material is sampled and analyzed, the asbestos areas can be identified and effectively managed. With our inspection service, you will receive complete inspection report(s) to keep on file. Our reports are a valuable resource should any asbestos questions arise during normal day-to-day activities at your facility.
OSHA also requires asbestos thermal system insulation be labeled to warn employees and outside contractors that asbestos is present. This is not only a requirement, but can prove to limit your liability should asbestos be disturbed by accident.

Airborne asbestos fiber monitoring and analysis utilizes a Phase Contrast Microscopy (PCM) method which follows the National Institute of Occupational Safety and Health (NIOSH) 7400 rules. This method is required by OSHA regulations in measuring worker exposure to airborne fibers which may be asbestos. Passive dust sampling can also test for ambient levels of asbestos fibers to assess potential hazards. Our laboratory is NIOSH P.A.T. proficient.

Asbestos Roof Removal Monitoring
EPA-NESHAP regulations require roof materials, including flashings, be sampled for asbestos prior to removal. These regulations apply to all public and commercial buildings, school buildings, and apartment buildings larger than four units.
If asbestos is present, air samples must be collected in the area prior to and during removal, personal air samples must be taken to satisfy OSHA requirements, and roof materials must be disposed of in an EPA-approved landfill as asbestos waste.
Ideal performs roof inspections for asbestos. We provide specifications for non-friable asbestos roof removal projects and can fill out the required EPA notifications. We can supply the necessary air sampling and/or on-site EPA-AHERA accredited Asbestos Supervisor/OSHA Competent Person to help ensure you're following all applicable asbestos rules and regulations.

The National Fire Protection Association says a property or facility owner needs to provide an annual inspection for its assembly seating. In addition:
